Once through the automatic gates and onto the paved driveway driveway you will pass you will be struck by the expanse of lawned gardens, a rarity in dry Puglia, that surrounding this magnificent villa with its art deco facade and sweeping staircase leading to the front door. 

The front door opens onto the hallway on the upper level and the first thing to catch your eye will be a 350 year old pomegranate tree growing in a glass encased Roman style garden in the centre of the villa. The hallway which follows the perimeter of the Roman garden leads to the following:

Kitchen-diner: the large and airy kitchen offers plenty of storage space. It is equipped with 5 ring hob, full size oven, double sink, American style double fridge-freezer, cooking utensils, kitchen table and chairs. The large window looks out onto the garden at the front of the property. The villa also has its own artesian well from which the water is pumped via a filtering and purification unit to the house making the water drinkable, which is unusual in this part of Italy. 

Utility Room: next to the kitchen the utility room has a washing machine, tumble drier, cabinets and a shower cubicle.

Lounge: this is furnished with a wall mounted flat screen TV with surround sound system, good quality Italian leather sofa and foot stool, coffee table, fireplace, mood lighting, and patio doors leading out into the gardens and pool. For formal dining there is also a large crystal dining table comfortably seating eight at one end of the L-shaped lounge which has a window looking out into the garden at the side of the house.

Single bedroom with en suite: positioned between the two double bedrooms this brightly coloured room is ideal for a child. It is furnished with a single bed with bedside table and lamp, small wardrobe, desk and bookshelves. The en suite has a shower cubicle, wall hung toilet and bidet, basin with cabinets, mirror with light, and a heated towel rail. 

Lower level is reached via a wide marble staircase with handrails that have built in night lights and where the following are located:

Open plan area with a fully equipped second kitchen with a round table and chairs, a relax area with sofa, coffee table and TV and a weights area. 

Double bedroom 3 with en suite: located on the lower level this room contains a king size bed, bedside cabinets and lamps and wardrobes. The en suite has a shower cubicle, basin with a lighted mirror above, wall mounted wc and bidet and heated towel rail.

Double Bedroom 4: Located on the lower level this room contains a king size bed, bedside cabinets and lamps, and wardrobe. This room has a bathroom next door which has a shower cubicle, wall mounted WC and bidet, and basin with mirror. Garage - with automatic remote control door and parking for up to two cars. 

Gardens and pool: the villa lies in approximately 5000 square meters of land that in addition to being fully fenced and bordered with stone walls, has alarmed perimeter network security. Approximately 2000sqm of the garden is manicured lawn and a variety of oak, cypress and olive trees. There is also a rock garden near the entrance of the villa with a variety of Mediterranean plants and olive trees and other types of greenery to give absolute privacy near the pool area. To secure a booking a deposit of 50% is payable by bank transfer with the remainder payable 8 weeks before the commencement of your holiday. If the booking is made within 8 weeks of commencement of the rental full payment is required immediately.

breakage deposit of £1250 is required and becomes due with your final payment. This will be refunded once it has confirmed there have been no breakages/damages.

A welcome pack will be provided on your arrival which will include as a minimum coffee, milk, sugar, bottled water, bread, eggs, cold meats, fresh fruit & vegatables and local wines.

Linen and towels are provided and changed on a weekly basis.
